  1. What is LEED?

LEED (Leadership in Energy & Environmental Design) is a certificate for green construction projects issued by the United States Green Building Council (USGBC) established in 1995 in the United States.

It is a pioneering international standard on the issue of building energy-saving buildings and protecting the human living environment.

197,000 LEED projects were recognized globally on 86 countries and territories with Over 29 billion+ square foot.

LEED v5 is the newest version of LEED. It marks a transformative milestone in the built environment’s alignment with a low-carbon future and addresses critical imperatives such as equity, health, ecosystems and resilience.

   2. LEED is for 5 building phases:

   3. 2 of LEED’ s Conditions  for BD+C (Building Design – Construction)

3.1. Prerequisite Conditions

  • In a fixed location on existing land
  • Use LEED boundaries appropriately
  • Comply with project scale requirements

3.2. Credit catergories for BD+C

Integrated Process (1 point) Energy efficent & atmosphere (33 points)
Location & transport (16 points) Materials and resources (13 points)
Sustainable site (10 points) Indoor environment quality (16 points)
Efficent water (11 points) Design innovations (6 points)

   4. How LEED works

To achieve LEED certification, a project will earn points by meeting prerequisites and performance points related to carbon, energy, water, waste, transportation, materials, health and indoor environmental quality. Projects will undergo verification and assessment by GBCI and be awarded points corresponding to a LEED certification level as follows:

BD+C classification means LEED certification for new construction must start from the design stage, with credits applied right in the design to optimize energy sources, air systems, water use, waste treatment and traffic factors.

   5. LEED’s Benefits and limitations

BENEFITS LIMITATIONS
International advantage in office location. Initial cost investment (design and construction).
Good brand Some LEED requirements are complex and not suitable in Vietnam.
Comply with government regulations Some requirements are difficult
sustainable development and environmental protection
Tax Incentives
Saving Operating Costs
Improving Indoor Air Quality

   6. Process of applying LEED Certification

DATA Group is a consulting unit, submitting project registration documents and is also a design and construction unit of LEED standard projects in Vietnam.
